Design meets functionality – centralized monitoring and control for 64 high-class lanes
JBG Smith, established in 1957, is the largest commercial real estate owner in Washington DC. They manage around 64 lanes and 12,000 spaces in the district of Crystal City. With SKIDATA’s solution, JBG Smith is now able to save about $1 million per year, realizing an additional $4 million per year in revenue.
Project Overview
64 lanes and 12,000 spaces are managed within the district
JBG Smith manages every single car park from one central control room
At least 80 % of the 300+ tenants use the SKIDATA validation option
After 25 years with another access system provider JBG Smith decided to update their systems with SKIDATA. Therefore, the whole system was changed. Barriers, APMs, reporting software as well as validation software were implemented in their parking lanes. They didn’t only decide on SKIDATA because of the great digital solutions but also due to the sleek look of the products.
The project was completed in two phases of 32 lanes, which took about 2-4 weeks each, so lanes were not closed for an extended period. Through centralized automation and a new network structure within Crystal City, JBG Smith manages every single car park from one centralized control room. Hence, they could reduce labor to about five people in the control center at one time.
Therefore, JBG Smith now offers a web-based service of managing the sale and administration of parking validations for optimal garage utilization and increased sales. This is possible because of SKIDATA’s digital validation management solution. As the project was finished, JBG Smith recognized they could save about $1 million per year and increase their revenue by an additional $4 million.
SKIDATA had come in and started a project in December and completed the first phase, which was 32 lanes, in two weeks – which was amazing for us. We waited until spring to complete phase two in about a month’s time. The turnover for that many lanes in a city this large was pretty dramatic.
